@Odie Ayaga We were thinking using MLS because we have a family friend who is a realtor and has worked with some investors before. But also because we don't really know (yet) how the process Would work without a realtor. Like I know that they're area wholesalers and FSBOs and all that, but how would the actual purchase work without the realtor?

We think a mostly cosmetic property would be good for our first property, but we're not afraid of some minor electrical, plumbing, mechanical, etc issues.

Well, we want to find a deal that could swing either way since the economy is so unsure right now. So it's not that we aren't sure which one we want to do, it's just that we're waiting to decide which until it's closer to time to sell/rent the property.

Which would you recommend for a first deal? Hard Money or a Conventional Loan? We want to do either a flip or a rental property, probably a single family, but possibly a duplex. I have enough for a 20% deposit already saved, but then how do I pay for the rehab?

@Jay Cooper We're going to do a couple deals in Dallas first before we try our hands at distance flipping, but I went to school out there and it's gorgeous. Especially out near Wimberley!

I'm just getting into all this and wondering how long do you normally spend on each property? Do you do this full-time?
