I would suggest that you not put a tattoo exclusion in your formal criteria, and that you don't tell an applicant you are rejecting them because of their tattoos.  While tattoos might not be a protected class, freedom of speech (expression) is protected, and denying solely on that might get you in hot water.  A litmus test might be: If you were a baker and you refused to bake them a cake because they had a visible tattoo, how would that play out in the community; in the media; in the courts.

@Bryant Amundson That's what I'm doing as well (hacking and looking for multi-family). I've taken the first steps of reading everything I could get my hands on (especially in BP), getting pre-qual'd by a lender, and lining up a good team including a great realtor and a couple of mentors. Now I'm watching for the right opportunity to pounce on. Most of the multi-families that come on the market in Tucson tend to want full Retail for properties who's rent won't cover PITI.

You might want to work on improving that credit rating to get better deals when you do get loans.  Try for 730 or better (is what I'm told) for the better finance rates.

Welcome Bishop. I'm fairly new at this myself, but I've devoured everything I could find on this site and am currently searching for a tri or quadplex for my first investment property. I've decided to go the rental route, and will be starting with an FHA loan. I made the first steps: got prequalified, have a top notch real estate agent working with me, and have two people I use as mentors -- one who is currently investing (holds 17 units in 11 buildings), and the other who is a long time landlord of multiple properties near the university here in Tucson.

So, for what it's worth, that's how I'm starting.  But everyone needs to make that decision for themself.  My best advice is to study all you can here, and decide which route is the best fit.

Thanks @Brian Eastman I asked because I'm in the same boat and have been led to believe that my wife's self-directed IRA could not invest in properties my LLC in involved in. It would simplify my life if that were different =)

I thought you couldn't use a self-directed IRA for personal gain or indirect benefits (including using it to invest in your own or a relative's business). Wouldn't this violate that rule? (Unless you invested it in someone else's RE)
