I would think the buyer could only go after him if he knew meth was manufactured in the house. At this time he only knows there are needles in the house, so he is just speculating.

If he has it tested and it tests positive, that could affect the resale wouldn't it?

My brother in law just bought a house from a private party, he plans of flipping the house. The house is full of used needles and he thinks (doesn't  know for sure) that meth was used in the house. Is this a problem or can he just flip it, does he need special permits? When he sells it does he have to disclose anything?

Any insight from someone who has dealt with this type of situation would be appreciated.

So our question is, what are others doing to protect their rental properties if property taxes get out of hand due to inflation and you can't raise rents due to a depressed economy.

In light of the Canadian dollar dropping, their resulting inflation, the current risk in the economy and the US dollar slowly loosing it reserve status and with the new Dodd Frank bail in banking laws, cash in the bank is now considered a loan to the bank.  If the bank fails they can take your money to cover their losses. 

Also, history has shown that in a financial crisis, city governments will increase property taxes to fund pensions and operating budgets with no regard to its citizens.

I also do single family rentals in the small towns around the Fargo area.

There is a meet up group in Fargo that meets once in a while, but I haven't found many others in the Fargo/Moorhead area.

I also invest in Minnesota and I have used Bremer Bank in Fergus Falls with great success.

I'm not sure if they have a location in St. Cloud.

I'm looking for advise on how to handle the water, garbage and gas bill for my single family rental. The town no longer switches them into the tenants name, so I am responsible for it.

Do I send a bill to the tenant each month or do I just figure the costs into the rent? If I do this how do I protect my self from the heat on and the windows open, or the water running all the time?

Any advise from someone more experienced then me would be greatly appreciated.

I found a home at a great deal, but was told it can't be financed because its a modular home set on a block foundation.

Anyone have any idea how this property could be financed. Its on 5 acres with a few outbuildings. I was wondering if a bank could finance the land and I could do contract for deed on the house, since thats seems to be where the problem lies. 

Any ideas would be greatly appreciated!
