I just did the same thing. The tenant wanted in right away, said they would do the painting to help me out and speed up the process. Needless to say, it was a poor paint job and the tenant couldn't come up with first months rent. I did an eviction 17 days into the first month. Some lessons you just have to learn the hard way. Be thankful you got this lesson out of the way.

I am new to bigger pockets and am looking for advice on running my real estate business.

I currently own 4 single family rentals, I have insurance on each home. I am operating under an LLC, do I need insurance for my LLC? if so what is recommended?

Any business advice would be appreciated.

Thanks in advance, LuAnn

OK, Thanks. Its nice to get an opinion from someone not emotionally involved.

This is my first eviction and it went pretty smooth, so I will take your advise and consider my self lucky.

Thanks, LuAnn

I evicted a tenant. The rent was due on the first and I evicted her on the 17th. Can I apply her security deposit towards the full month or just the 17 days she was a tenant.
