Post: RENT UNITS OR BEDROOMS?

I found a duplex and it goes like that: first floor and basement has utilities together and combining both of them it's a 5 bedroom, 2 kitchens, 2 bath. and could easily rent it for 1400 and that's very cheap. second floor and attic will be the same as the first floor. so reting those two out, I will make 2800 monthly, but I have other option. renting the bedrooms and could rent them 500 each going cheap, I will make 5000, in this case I will have to pay all the utilities, TV and Internet, snow removal, landscaping, etc... what would you guys do? considering these facts. - if I rent per bedroom it will be harder to manage it. - the turn over might be higher. - people drama. any experience with this situation? please share.

Post: won't pass FHA inspection can I make it work using a 203k?

HI, I just found an bank owned property and I wanna use an FHA loan on it, but I'm sure this house won't pass the FHA inspection because has mold in the basement, so my question is: will be possible to buy this house if I say I will use a 203k loan on it and pass the FHA inspection after the repairs?

i am looking to buy a 2 unit house, and i really like one of the properties but there is one thing that worries me, and that thing is a sump pump. The sump pump was installed in 2011 because the owners had the basement flooded back then.

so i am worried because before i used to work for a restoration company and most of the work i had to do was cleaning basements because the sump pump clogged or failed, so my question here is, should i buy a property that needs a sump pump? or should i just let it go? thanks.

PD: they said the installation and the actual the sump pump costed 9k also has a back up battery.

if you have plaster walls, would change them right the way or you hold them, for how long?

Hi, i'm looking to buy a 3 multi-unit property with a FHA loan, so I have red and listened that an acceptable cash flow is around 100 dollars per door, so here are my questions?.

Do you expect that cash flow with a 20% down payment? If so, what is a good chashflow, with a 3.5% down payment?
