I realized this is a vague and open ended question or statement, but what does everyone think about wholesalers from the buyers perspective. Assuming I'm a fix & flip, buy rehab & hold or buy & hold investor. I've certainly read plenty of negative comments, but there must be a few pros in dealing with wholesalers. I.e. Finding deep discount properties not listed on the MLS. Secondly, how do you expand your network and find the right wholesaler. Let me know your thoughts.

Mark Nolan Great detailed response. Thanks, very helpful. It sounds like this isn't an option for me. Quick question - if my company were structured as a c corp and invested in real estate (buy and hold), would it satisfy your first point? Or is this considered passive?

Patti Robertson No, this 401k is with my previous employer, but given the other responses, it sounds like I need to take a different route.

Need any feedback or advice from someone who used their 401k to invest in their own company. I know I can get a loan (50% or up to $50k) but ideally I would like to have access to the entire amount without triggering taxes and penalties. Do I need a separate custodian to administer the new retirement plan and direct the new plan to invest all of the proceeds in my LLC?
