Yes it's house hacking but I've seen the term "nomad" apply to this type of strategy where you move every year or two. I have started with this and it's work ok so far, just on property #2 so it's hard to tell just yet. I'm staying in my second property minimum two years as I might sell after a few years. Also helps to employ some BRRRR strategy to value add rinse and repeat to make your capital work harder. Most people run into DTI issues when securing financing after a couple properties. Also more risk with the higher leverage. My 2c.

Only you knows what is best for you right now and it sounds like your making decisions and taking steps, that says alot. It would be different if you quit school, had no aspirations and became a deadbeat. I will agree with some of the others that having a degree is a huge benefit. It may not depend on what the degree is, but attaining the degree shows commitment and follow through, two characteristics held high in much of society. Heck, in today's world, having a bachelor's is equivalent to having a high school diploma in days past. I would venture to say a master's is

the new academia standard. One of the only exceptions to this would be if you were to take on a trade. The trades are gaining popularity again and will be very fruitful in the future for those that go that path. Can you not finish school AND get your RE license? To me that would be a happy comprise. I'm not sure if there is much part time work you could do for other RE agents while in school but I could see that as a way to get your foot in the door. As a side note, as someone that reviews resumes and interviews, it stands out as a red flag when I see incomplete education or choppy employment history. Again, going back to commitment and follow through. Good luck, put all your effort in whatever path you choose and options will open up.

@Matthew Olszak Yeah, the living actually feed on the poisoned dead if you leave them and die themselves. It causes a ripple effect which will eventually kill the whole infestation. It is very disturbing how many dead ones will turn up.

@Jeremy Mangen Look up Advion roach gel on Amazon. I have used it personaly in a property with big fat established roaches. This stuff works, It's amazing.

@Sam T. I'm not a banker but I would imagine once you get one, maybe two LOCs, then the banks would catch on and start turning you down. May work if your DTI is very low and income very high, but if that's the case then I'd imagine you would just get one high limit LOC from a bank that has confidence in you. IDK, I'm curious to hear others chime in. I'm actually building a LOC now. Every few years I apply and increase the limit.

@Raina Definitely want to do month to month lease for room rentals. It's usually not recommended here to rent to friend's or family.
