And as further demonstration of why many (or most) STR owners in tertiary markets (like OKC, Tulsa, Wichita, etc) are seeing a diminishing return please see this conversation. Many MANY cashflow junkies have seen that with $12-15k up front they can 5x their cashflow and they have brought a flood of STRs to markets that have poorly defined tourism economies.

It will be interesting to watch this unfold over the next 24 months.  Most of all I would hate to be a mid-tier hotel with poor amenities in these markets!

Quote from @Adrian Mahdian:

@Will Fraser Can anyone get a loan in Portugal? I am an EU citizen and would like to invest in multifamily. Have you invested there?

I've not personally invested there yet, but am piqued in interest by watching a fraquaintance walk through the process.

He is an American, non-resident of Portugal and was easily able to obtain the mortgage, so it would stand to reason that it would be slightly simpler for you, an EU resident.

Also, manage with excellence or, even better liability limitation, hire a really ridiculously good Property Management company to look after your property.

@Bjorn Ahlblad are these common in Washington at all?

We have the cheapest electricity in the US in Wa and yes, wood burning and pellet stoves are still popular.

Got it.  What factors make the electricity relatively cheap in WA?

Thera are dams on rivers, windmill farms, solar farms and maybe politicians don't realize that this can be taxed more. Have a great Holiday Season!

 You too, Bjorn!

I've heard great things about cashflow in Guam and some pockets of Portugal.  Interestingly enough if you are younger than 40 you can get a 40-year amortization in Portugal with which to purchase a property that you may live in for a week or so every other year.  Seems precious!

Quote from @Steven Gray:

I have a condo in Rock Hill > I'm hiring Rabbu to run as AIR BNB . Update you in 6 months

Hey Steven, I want to make sure everything here is clear . . . Rabbu's main thing seems to be brokering Airbnb arbitrage -- tying up your home with a long-term lease and then putting an investor as a short-term sublet who runs it on the STR platforms.

Actual hosting of the STR properties may be the "option where you participate in the upside" that @Benion Horton alluded to in the original post, but it's not the main Rabbu offering

Dang, this stinks.  I'm sorry you're experiencing this, @Justin Farman!

What market is your property in?
