Like Scott, I’m currently using wealthfront’s account. I am considering consolidating all my accounts to vanguard. If I do this, I’ll use one of their money markets for my emergency fund.

@Gheriane Ulysse. Sorry for taking so long to respond.
Bottom line up front: I would recommend working with @Thomas Rutkowski.
Long version: I found out about Bank On Yourself from a co-worker who introduced me to his agent. I went with a whole life policy from him under the impression the policy was set up to maximize the cash value.
After working with Tom, it is clear that my Bank on Yourself policy was not designed that way. He helped me set up an indexed universal life policy for my son who was born a few months ago. We are still examining the best way to “fix” the issues with the Bank on Yourself policy I currently have.
He clearly explained the details of the policy and took the time to make sure I understood how the Indexed Universal Life policy works compared to the whole life policy that I did have and was familiar with.

Thanks. Deposit sent and paperwork signed. Closing should officially be tomorrow. Purchasing a turnkey property. Process was easy and everything is already done. Only issue is I’ll only have capital available for 1 or 2 more of these depending on size due to large down payments.
I agree, decisions about investing similarly involve looking out for the future of my son, 3 month old.
I want to try and get into using the BRRRR method to recycle my available capital, but don't feel comfortable doing that in the market that I'm investing in several states away...I may look into doing that locally initially to better understand the process, but need to figure out where to start.

My “why” definitely family. Goal is to reduce the amount of time we have to trading for money so we can spend more time together.
About to close on my first real investment property on Monday. I have a vacation rental already that I don’t really consider an investment since the goal is to spend time with family there. We do rent it out when we aren’t using it.
My issue is going to be figuring out how to get the next deal without stretching us too thin.

I’ve had two inspections done in the KC area. One by John Byron and one by one of the guys from Inspector Nick.
I liked John Byron’s report better. It was a very thorough report and John’s communication throughout the process was fantastic.

At 26, I purchased my primary residence as a live in flip. I did a cash out refi to use as a down payment on a vacation home I use as a short term rental at 28. Currently at 31, working on acquiring my first out of state monthly rental from a turnkey provider.

I'm in the process of buying a rental property using my HELOC on my primary residence as the down payment. I'm planning on aggressively paying down the HELOC, both cash flow from the property and normal paychecks to be able to repeat this process over and over.
