@James C Clark Jr I’m new to investing... studying those niches as well. I started networking but other areas of life pulled me away for months. Started back with education as well as networking and looking to join an accountability group to assist me in maintaining the momentum I’ve currently built. I am located in the Charlotte area

@Andrew Kroupa apologize for lack of info... My preferred strategy would be to BRRRR. I am going to RE meetups and REI meetings informing individuals that I'm looking for lending just to build my list of private lending until I can get enough capital to buy properties on my own

So I am considering using a hard money lender to purchase my first property to BRRRR if I'm not able to get private lending... my question is how beneficial is this idea seeing with BRRRR you want to buy home outright to increase capital that was put into property upon refinance?

Building a list of leads on list source and wondering if properties/owners that have negative equity is a good list for direct mail?
