My only hard pass is if the adjacent properties are real eyesores.   I just can't control other property owners and landlords; I figure I can handle the rest if the price is right.

I'll be honest, I have limited STR experience, but our one STR that we have had for a year hasn't seemed to suffer from no cable. We have Fire TV with Paramount+, Disney+, Netflix, Discovery+ which has been used by our tenants. I only had one comment from a tenant about no cable, but they also weren't aware that they could reboot a device by turning it off and back on, so I take that comment with a grain of salt. My recommendation would be not to do cable. Most of my LTR tenants are just using streaming service anyway.

No, I mean putting a HELOC on an investment property to cash out equity from the investment property to buy another investment property.

Has anyone done a HELOC on and investment property or know lenders who will take a second position on a Equity line? I have a primary with too good a rate to refi, but have significant equity I want to tap without selling. Advice?
