Hey Everyone,

I am looking for my first deal in New Jersey! I am looking to do a flip and hold. I am mainly looking for  a deal with good cash flow. I am located in South Jersey, but it doesn't have to be here. I have been looking for deals for my clients for a while, so I know some markets were I would look for the deals. I am looking for lessons learned on first deals. Whats the best things you learned from you first deal, whats the worst thing you learned? What is a practice for buying deals that you have used?
