Greg - What about the situation makes that the case? What would have to change to allow for a cashflow? 

For living in an age of electric cars, smart phones and 3D printing, it can't be technology or materials holding this back.

Jordan I believe there is a limit of 5 “calculations “ for non-Pro members so consider that when testing them out. *If you wanted to get a pro membership anyway, watch a webinar and there is usually a 20% off code at the end

Do any of the BP calculators apply to analyzing a lease option property? If not, is there a way to adjust them to do so?

Is there a calculator that is better for an owner-occupied situation? If so, how would one account for that in the calculator?

Say the property is a duplex and I as the owner live in one, that would leave only one unit bringing in income, correct? I know this would be important before analyzing a property.

I assume the cap rate varies depending on the zip code, correct? I'm curious to know what it might be in Columbus today.
