Congratulations on purchasing your first rental property! Reach out to a few property managers in the area. Find one that fits for you. Ask them how many units they manage, what they feel market rent for your property is, do the handle repairs in house or use contractors, what mark-up do they charge on repairs, etc.

Good Luck with your new property!

Thank you Logan, and thanks for the advice!

Congratulations on number one. We started with property management and don't think we'll ever stop. I do plenty of things myself, but I enjoy not being on call all the time. Couple ways to size an umbrella policy, 1 is to analyze your assets and do it based off that, but I have always preferred to do it based on what is an amount that guarantees my insurance company would want to defend me. 1 million to start is pretty popular.

Thanks Todd, i appreciate the feedback!

It's advisable to adhere to your lease terms and maintain a record of any notices exchanged between you and your tenant.

Wishing you the best of luck.

Thanks Mackaylee!

Good Morning all,

I am happy to say I will be closing on my first rental property at the beginning of March! Would love some tips for a first time investor? property management? umbrella policy size since it will be in my name and not under an LLC? Any other advice is welcome!

Hello Everyone, I am new to Real Estate in Nashville, TN and was looking to gain some more insight before jumping right in, through meet and greets in the area. Would love to network with anyone who may want to share there knowledge of the area as well as strategies to get ahead in the market and just simply best ways to get started.
