Should I find a distress small multi and buy it using hard money lender? Then use the BRRRR Strategy, & refinance with a conventional bank. Am I eligible to get the benefit of a first time Home buyer?

What’s ideal for first time Home buyers, work straight with a conventional bank or a Mortgage broker?

@Joe Splitrock, I agree, sometimes you have to let go your emotions and takes decisions against your principals. Her voice needs to be heard, do what ever it takes to put your situation out there.
