Hey all, I will be investing in Ireland as I know the area and everything is close by so good place to start. My goals are to acquire a couple of single family homes to start with as I am in a good financial position at the moment and should have no problem getting loans.

market rent on each property is 700 minimum

manage myself when starting off as i am handy having run my own pub for 6 years.

taxes about 200 a year on each property. location is in a student area with a near by hospital.  not much maintenance is need on each house maybe 5000 for both.

in theory all sounds good but i know this cant be the case..  loan rates at the moment are 4.5% and up to 90%  ltv.

i am looking to buy my 1st property investment. i have 50,000 capital and am thinking of purchasing 2 properties for a total of 120000 to rent at 700 p/m in the area i am thinking of purchasing. i plan on getting 100000 of a loan and using 20000 of my capital. how do people feel about this? is this a good starting plan?
