This maybe a little different than the other post I have read, but why not buy him a nice floor fan and ask if it will suffice the trade of removing the window unit. Set the temp back to 72 and save on energy costs. If he doesn't agree to this perhaps let him keep the so doe unit for 5 months with an additional charge monthly to compensate for the extra electric used. You catch more flies with with honey than vinagar, and if things go to court you've done your duties in trying to appease the tenant. But I think with your attempts of kindness after the lease terminates you might not have any issues due to your kindness....? Just a thought

I think what you did is great, have had the same intentions for months now. I currently live in central and am looking to start along your same lines. Would be great to hear your success story and kick around some ideas with you.

I have been driving for dollars lately and found a few diamonds in the rough. My only problem with that is not being able to locate the owners or note holders with public records... Any help would be appreciated Andy
