@peggy Atwood I could do $70,000 in first and seller could hold $70,000 second.  We could then get you corporate credit to pay it off.

Sometimes you can come on too strong.  Sometimes sellers can take your eagerness to pressure.  Try to be patient.  Don't chase the seller.  You can often push the seller away.  Just put a offer in writing and put a time period on the offer.  Let her know that you are going to have to go another direction.  However, your offer is valid until (you pick).

I am not sure how your closing.  I have taken a property subject to back taxes.  You just have to get approval to do so.  Then you can have the seller sign a Note to pay payments to pay the debt.  I did this in California.  The property had $30k in back taxes.  The tax Commission consented to 10% being paid and then they set a payment plan for the rest.
