Hi @Jason Jebeles, welcome to BP and RE investing!! 

I too am strongly considering expanding my REI to Birmingham. There is huge opportunity there. You definitely should do your homework and figure out what area you would like to invest in and what criteria you are looking for.

I'm in Atlanta and have seen quite a few areas turn drastically in a short period of time... so I'd advise against excluding certain areas because of what you see when you drive through at 11am-2pm. You have to dig deeper. See what areas have monies allocated to rehabilitation projects, what's going on in the surrounding 1-4 block radius,  what are the rental/flip stats, etc. 

Most of all, consider what your personal comfort level is in dealing with particular areas and how does it fall into place with where you aspire to be with your REI goals

Local Atlanta Areas such as Kirkwood, Edgewood, Inman Park, GLENWOOD, etc... Were all "shoot and steal" areas not that long ago... And now they demand top dollar ($400k - $800k).

Hopefully this helps put some things into perspective.

Hi @Karena Wong ,

There is still plenty of opportunity in the Atlanta market. There are still some markets that have yet to be tapped. You would just need to do your Due Diligence so that you are able to see the potential in areas that may not be the most desirable at the moment. I will say all of the requriments you listed will put you into more established areas and thus paying premium prices. As investors it is our goal to anticipate ascending markets base on the info that's provided to us.

Here are a few examples:

There's a new football Stadium being built, as we speak, in Atlanta... The 2019 Super Bowl will be held in Atlanta... The area around the soon to be ex-Braves stadium already has plans in place for repurpose and revitalization... The West/South West side of the Beltline has barely begun to be rehabbed... The Film industry in Atlanta is predicted to be as big as Hollywood in the next 2-5 years... Etc., Etc.

With all these factors in place, its safe to say that there are still plenty of areas that are set to be the "next big thing"!!

Just remember, areas such as Kirkwood, East ATL, City of Decatur, Grant Park, Inman Park, Edgewood, etc. were considered "the Hood" not that long ago. It took people willing to take risks and get in there early to get them where they are today.

On another note, I do know a little about the ATL foodie scene so feel free to reach out if you need suggestions.
