@David Dachtera I've viewed the tax summary for the property but doesn't show payments, only shows details of assessment. I feel like I've stumbled across the info at some point before on DeKalb Co's website, but this property is in Fulton Co so not having much luck finding it. Looks like I'll have to wait until business hours tomorrow...

Hi fellow BPers,

When excecuting a contract with a Seller's Power of Attorney, should I list the POA as "seller" or the actual homeowner (on tax record) as seller and POA as co-owner?

Is it even possible to buy/sell a property dealing only with at POA? The homeowner is in the Hospital and would most certainly not be able to attend closing.

Should I send a mobile notary to get the actual homeowner's signature?

Hi BPers, 

Can anyone recommend a way to quickly find out exactly what back taxes are owed on a property, as well as if the taxes have been sold to third party, aside from a title agent?

I know you can access the yearly tax amount through the tax assessor's website but haven't been able to find out exactly what is owed.

Any input would be greatly appreciated!

@Scott A. I agree with @Mike Hanneman it seems like you are giving TMI. Let them ask for the info they require before you disclose.  

As @J Scott stated Lenders won't disqualify you because you are inexperienced. They'll most likely give you a higher interest rate and origination points to cover themselves but they will still work with you. Just be sure that you're contacting the right type of lender for what it is you're looking to accomplish.

@LeBron Logan great question! As a wholesaler I pondered this for a while myself! I would find a listed deal that looked better than some OFF Markets on the same block, but they wouldn't even look at the deal if it was listed.

Come to find out, they did actually look at the deal, just not with me involved. It was later explained to me that being listed doesn't make it a bad deal but it cuts out your value as a wholesaler because EVERYONE has acces to the deal so why not go to the source and save the spread?! 

IMO To sort of piggyback off what @Brandon M. said, some investors don't consider that as FINDING a good deal! Most Investors don't mind you making your spread but they do want to know that you WORKED for it.

@Anton De Vries  As if dealing with Foreclosures and REOs wasn't already complicated and frustrating enough... To potentially have to restart the process every 10 days...WOW!! This would make me crazy(er)... But as stated in a previous reply "makes perfect sense for the city"..
