Refundable. In some states, non-refundable deposits are not allowed.

And if it IS non-refundable.. then what is it for anyway?? Just for allowing the pet to be on the property? Deposits are supposed to be used to repair tenant damge. No damage = give back the deposit.

No. Most tenants don't equate rent to what... say.. froot loops cost.

I assume by inflation you mean the CPI...

Besides being a terribly flawed government stat, it is a worthless proxy for the rental rate of 123 Main St, HappyTown USA.

Just be careful and make sure that you have the money back guarantee IN WRITING.

I purchased a "real estate course" with an UNCONDITIONAL money back guarantee. The course turned out to be 95% internet marketing and 5% real estate. (The 5% being: dont do it till you are rich because mistakes that are someone else's fault can brankrupt you.) Not what I wanted. Not was represented in the marketing.

Guru refused to honor the guarantee. I disputed the charge on my credit card which he also fought. Luckily, I had all kinds of documentation and my credit card company backed me.

Im sure I will be in the minority on this... but I found RDPD to be the most over-rated book I have ever read.

Impossible to generalize like this...

Some are families that just want a safe home and neighborhood for their kids.

Some are young and just starting out and want whatever they can afford.

Some are young and just starting out and want a cheap place so they can move up/out to their own place.

Then there was a recent story in the San Diego paper about people who are paying MASSIVE rent for luxury apts with fire pits, dog runs, on site gyms,  decks, grills etc.

A percentage of each deal... I have found that a lot of gurus... errrrr.. coaches... promote strategies that sound great on paper.... But dont actually work in the real world.

By branching out into more cities... it is going to force you to find more teams on the ground. I would think it would be easier to focus on 1 city and get one set of top notch people there. I guess you can eventually find good teams in any city.. but it is going to be more work for you.

Yes. She can... maybe... depending on what the tenant/landlord law in MI states. Just because it is in the lease does not make that clause valid or legal.

I had a similar situation and decided just to wait the departing tenant out. The condition of the property (NOT attactive to new tenants) made that a better call as well.

This is a dicey situation. As the owner, you DO have a right to inspect the property. And as a tenant, she has the right to peaceful use of the property.

Put yourself in her shoes... Would you really want people tramping through the place where your live? And what about your stuff... would you not be worried about your stuff with strangers rolling your place especially if you were NOT present when the property was shown?

Yes. CITI will eventually list this property for sale with a local broker.
