I'm appraising a medical office condominium, and the owner's association appears to be undercapitalized... 0.3% of market value.

What is the general rule of thumb when analyzing commercial condominiums and the amount of reserves that they should have on hand? 3-4% of market value?

I think this sounds like just a matter of educating her on real estate and personal finance in general. Most people are near-sighted and want what they want, when they want it. It takes commitment and self-control to be patient and build towards your dreams.

Hi everyone, I'm Won.

After being a listener of the BP podcast for a while, I've decided to sign up here on the forums to network and learn about RE investing. I have been in the appraising field for 4+ years now and specialize in retail, multifamily and industrial properties throughout SoCal. I'm still a trainee with the long term goal of getting my Certified General license within the next year and a half.

I want to eventually use my appraising experience to breakthrough into the investment world. Hopefully, making my first deal in the next five years.

Anyways, that's enough about me. I'm looking forward to chatting and meeting you all on here.
