Hi all,
I am an investor down in Florida but looking to move up to Virginia. I am looking to invest in Front Royal, Luray, and Linden Virginia areas. Looking to start off with one that I can house hack for a flip or buy/hold as I look for a more permanent place for me to live (I occassionally have to drive into my office in Chantilly, VA but maybe once or twice a month so not a big deal to live farther out). If anyone knows any wholesalers or has some idea on properties to buy, let me know. If its a Cash or HML deal, let me know if you have any HML in the area that you know/trust. Thanks!
Do you have a mentor to help you through the process? I'll be happy to help. Or if you want to get more of a community assistance - make sure to share more on what you're looking for (locations, price, if it needs to be in perfect condition with no fixes or if you like a fixer upper, whether you're cash or financing, etc. etc.). It can be scary if this is your first deal, so its always good to have someone help you through the numbers, process, etc.
Hi Katherine, this is a great thing to do! Is there a particular area that you want to live in Lakeland, FL? Sometimes the best multifamily or duplex properties from an investment/return standpoint arent always in the "nicest" communities. However, there are plenty that are still safe.
Biggest tip #1, dont buy a duplex where a full section of duplex/triplex/quadplexes are. While this may seem logical, the issue is that you cannot control your neighbors and what tenants they allow into theirs. They may also let it run down more than you would for yours, dragging your rent down with it. If you can find one that is tucked inbetween a bunch of single family homes, that's your ideal candidate.

rule of thumb, 33805 is not a good area to buy in. 33815 can be good if youre significantly closer to lake hunter than closer to wabash. combee can be ok unless you go further down the road. There are definitely neighborhoods that while the pricing and "rent" sounds awesome, you'll have more headaches, break ins, and evictions than other locations.

Hi all, my company and I are just getting started and we will be aiming at buy and hold rental properties mostly in the duplex/triplex and mobile home park arena as well as being an HML. We are based out of Lakeland, FL but intend to keep the majority of our holdings in Florida. Looking for a CPA who has extensive experience with real estate (specifically HMLing, mobile home parks, and buy and hold rental properties such as duplex/triplex) in the area. I remember listening to a discussion on bigger pockets about not any CPA would do because they all dont necessarily focus on that particular of the tax law.
