I have my quotes...just think they are too high...multiple inputs are are easily attained from experienced investors, rehab guys and/or HVAC contractors.

I had an HVAC system and a water heater stolen from one side of a duplex. Just curious...what kind of cost am I looking at to replace them. Since these are low-middle class rentals, I don't want top of the line...just average units. The unit is 2 story...about 1000 square feet.

How much would the purchase and installation of an electric furnace and a water heater be?

Any thoughts and suggestions are appreciated!

I think it depends on your business...

If you have 200 units and this is your only late renter...you can say...screw it...I make enough money off the others...or you can evict and "hopefully get a new/better renter.

On the other hand...If you have 4 units and this renter is always paid in 100% of rent plus a little "penalty" money each month...you may want to keep them around...as long as he is consistent. If it slips to no penalty being collected and the rent being paid 3 or 4 weeks late...then you might have to dump this renter and find another better one...remember, the grass is always greener.

If it is a loan, I think you would be required to have a minimum interest rate charged to be considered an arm length transaction. (I am not a CPA either). This would actually create MORE taxable income to the C-Corp.

again..not sure of these statements though...
