Your right we knew about the lien before we bought it and will pay it if we have to. Of course we are going to try and negotiate it down. If we are unsuccessful at least we gave it a try. Its worth a few phone calls. I will keep you posted how it goes.

There are a billion ways to find homes. Bandit signs, sheriff sales, mls, probate, ads, craigslist, fsbo's, there are several lead generation sites that may work, networking, rei clubs other wholesalers, mailers, tax sale lists pick a couple and give it a shot see what you come up with.

If the lender has a 90 day requirement you can still get under contract but before they can submit to under writing they will have to sign a new contract 91 days from purchase. But by then hopefully a good mortgage broker will know what conditions they need to get done and get them done so you will get a clear to close soon after it is sent to underwriting.

You can use our guy but hes very expensive. If we could start over I would look somewhere else. We have been using Philippines of shore out sourcing companies as of late for some work and they have been great and a good price. I would start with them honestly if we were going to do it all over again.

Jon,

I 100% can appreciate your comment but i'm going to have to disagree here. I have read a lot of your posts and from what I can tell you seem to be the most knowledgeable person about finances and real estate. My arguments:
A: I have a little one too that I'm trying to take care of at thats money out of my pocket for him (the cute little guy in the Hawkeye Jersey), obviously hes my #1 priority right now.
B: I'm not asking them to forgive the judgment they have against him/her just the lien against the property he no longer owns. They can go after him/her with many other methods. Including if we wants to ever buy another house again in this county he will have to payoff that lien first and wage garnishment.
C: I honestly don't feel its our responsibility to hand over our money because someone is a dead beat mother/father.
D: I'm a republican

Fannie may has a Deed restriction I am pretty sure Freddie mac doesn't. I also have a sure fire way to get around any deed restriction.

We do just over 100 a year. Have 25 going right now. All in Chicagoland area.

We bought a house with a Child Support Lien on it from the state of Illinois. On our other homes with certain liens on them we have always been able to negotiate the lien down or have the title company insure over a judgment. I'm pretty sure our title company won't insure over the Child Support lien but was wondering if anyone has ever successfully negotiated down this type of lien.

It is completely up to the lender most still require the 90 days. I would call around to local mortgage brokers and see what there rules are. Then push your buyer to use those lenders we often will reimburse for the home inspection if they use one of our preferred lenders that are fast and don't require the 90 days.
