@Chris Low I was thinking the same. I was driving for dollars in a couple of neighborhoods one day and was finding potential leads in B class neighborhoods. The next day I continued and got lost then found myself getting really excited that I was finding a ton of distressed properties (every other house roughly). Then I put on the brakes and looked around and found out I was driving in a crap hole.

Ive been told to always use a professional Title company. They have access to more resources and know of other items to look for.

@Vanessa Castillo Here in LA you should be able to find if properties are behind/current on their taxes online and free. I can't say for other info.

Whats the asking price?

HELOC might only get you the down payment.

What are your goals with the 2nd property (rent, flip, wholesale)? Depending on which you choose, your financing options may differ from HML, conventional financing, partners, etc.

If you plan on keeping your home just make sure you continue to make payments. If you become delinquent call up the lenders and see if they can negotiate with you.

All the above. Hand written letters have been truly effective for me. 10% response rate. I use property radar to pull owner & house info although there are a number of sites for my market.
