Mark Sia Welcome to BP, I'm also AD Air Force and just left San Angelo about 8 months ago and am now in Omaha, NE. Are you an instructor down there? I don't know if you have one set up yet but, I set up a key word alert for military to see what other military investors are up to, you might want to check it out. Good Fortune in your investments.

David Morrow I haven't done this yet, but here are some other items I think you should look at.
Median income
average days on market
Median sales price/ rent
property tax rates

Mike Poulliott Unfortunately the only advice i can offer is i've heard that some brokerages offer a commission based system for having you on their books and others do a flat fee. I'm not sure if this helps you at all but i figured something was better than nothing? It might be worth it to try and leverage one deal from a brokerage against another if they are locally owned to ensure you are getting the best deal.

Barry, I don't know much about loans or FHA financing either but from the website I gathered they are for owner occupied homes only. If this is the case I would think that you could only qualify on your income. With other rental properties like single family homes it takes 2 years of rental income on your taxes forr most lenders to count it as income. Hope this helps atleast a little.

Justin Joiner I'm new at this myself and I think. The best thing to get you invested is to keep reading threads and posting replys or questions that you have. I joined and than didn't contribute for awhile. I think the best way is to be interactive and am working on it myself.

Brian Mathews that is weird. I just assumed Texas would be a less regulated or strict on reciprocity.

Being a current military member the air force offers up to 9000 for a one time certification. As well as other testing/certification programs in conjuctiin with the state. So its possible this guy is legit. Also a problem with working fighter jets ( I worked f-16s) is that us airways doesnt have any so with out an a&p license outside work is harder to find than you would think.

I used to listen only when I ran in the mornings but now I listen to and from work. When I run out of new episodes I just start back at one and listen all the way through. Now with 23 episodes I'm falling a little behind but eventually ill catch up. Also I'm trying to get my friend to make a quick tip jingle for the show. I know it was asked about awhile ago but I haven't heard one yet so hopefully you still want one.

Hey Justin Joiner welcome to the site. There are lots of active, seperated or retired military on here my self included ad air force. I set up a key word alert for military and get 3-4 notices a day. Hope you find the site as usefully as I have.

Elizabeth Colegrove if I'm understanding your post right you ensure atleast $300 in cash flow to see if renting is a good idea?

I'm in the military myself and have a house that will most likely need to be rented out soon and was trying to figure out if I should sell or rent. I might employ a similar strategy to yours.
