Also just noticed that the ARV on the report is about 50% of the purchase price....might want to re-run your analysis.

I use the 50% as a guideline only...basically a sanity check on the more detailed numbers.  I use actuals in as many instances as I can.  You should be able to get the financials from the current owners to have accurate entries.  On a side note, if you are going for cash flow, I personally would not expose myself to that much risk for only $900/mo across 37 units.  You might be able to get that on just a few SFHs or small multiplexes.

Thank you @Jeffrey Stasz for that detail!  I will have to check it out.  Sounds daunting at first but it also sounds like it will be a steep learning curve that will be very helpful in the long run.

What are the best ways you’ve found to estimate rehab costs? The rehab calculator on BP is fine but, how do you estimate the $$$ to put into each category?

Those are the phrases I have heard my entire life.....BUT, I am a “Hold my beer” type of guy who doesn’t let the nay-sayers get the better of me! I’m here to learn from you all and hopefully I can provide some value here as well. The pie is as big as we want it to be and that’s why I love to help others!
