An ideal project might be 20 - 30 units, with a combination of healthy cash flow and appreciation opportunity. As turnkey as possible with opportunity for organic improvements and revenue growth as units turn over but I'd prefer to stay away from a major league rehab at this point.
It would be awesome if the market climate was such that there could be additional similarly attractive properties so that eventually I can do more than one. So therefore I'm not trying to catch the tail end of the current wave more like get on the leading edge of the next one, to use a surfing analogy :)
And of course quality professional management in the area. I'll have to spend some time browsing the forum to catch up on the debate about which markets are most attractive. This is basically the first time I have looked up from my home turf to see what else is out there.
