Good evening, hope all is well. My wife are investors in NJ looking to invest in PG county Maryland and wanted to know if you had any recommendations for investor friendly agents in the area? Hi Bigger Pockets Family,
Looking for advice here! All comments are welcome and thank you in advance. My fiancé recently finished her residency and is working full time as a dentist. We both make pretty good salaries and combined bring in before taxes around 185,000. On the flipside we have massive debt. Mine is around 50, while hers is around $400,000 due to out of state dental school. Crazy, I know. We have been interested in slowing building our real estate portfolio through educating, networking, and of course action! We are planning on a house hack to begin as this may help us cut costs as we are currently renting. Any advice on if this amount of student loan debt would be too much to invest? We are in our mid twenties, and have heard several about people investing with tons of debt, and vice versa. However I wanted to see if anyone could shed personal experience, or advice in general? Thank you!
Side note: We live very frugally plan on paying the debt back within 5-6 years maximum! We budget every month and know our goals for this, thats why although the number will and would alarm most, based off our ages, incomes, and potential to grow we are excited rather than deterred.

Good afternoon! IS anyone wholesaling in this area? I am looking for someone to learn from first hand. I have been learning about different avenues of real estate and solidifying my long term goals. In the meantime, I am looking to save up some more money towards my first house hack. Wholesaling is quite rewarding based off of research and podcasts I tune into, however just want to see if anyone in this market has suggestions.

Good morning Bigger Pockets Family,
So I currently have $55,000 in student loans averaged out at about a 6% interest rate. I have been paying about $1000 a month to try and get this down fast, while still saving any leftover money for my first down payment for a multifamily my fiance and I want to house hack. I am wondering if there is anyone who could shed light on there experiences with paying loans vs. What is the best strategy you've found success with? Any advice is welcome! Thank you all. I can provide more info in needed.

Income, only around 8k and looking for partnerships for first multi units, and looking speicifally in NJ. I love the idea of creative financing! Whatever it takes to make it work :)
