1000% agree with you on this. I don't think people truly understand where the rates used to be back in the 70's-90's. Just like you said, this is more of the norm than anything else.

Sounds like you have a great plan here.  I want to ask your thoughts about checking out the Kansas City area. Have you ever thought about visiting here and seeing what KC has to offer?

What is their rational for not the Midwest, is it logical for them because they live so far away or something?

There are people in here who have made fortunes in "The Midwest".


 That was a great way of putting it. It may be from some sort of personal prejudice. I believe from the outside looking in, some people assume the midwest doesn't get good rents, and the areas are trashy.  For others, I've been told it's simply the fact they don't want to manage flips and projects several states away regardless of affordability.
