Definitely in the right place, and have a great skillset to help investors. Even some of the larger ones need better analytics/tools. 

Like the guys above have said, anything under a loan amount of 70K is VERY difficult. Not impossible, but probably not worth the effort that it will take to find a lnder and get it done. You may have better luck trying private money.

Its definitely a cool space. Pick an area that you want to specialize in, and then work on it hard!

At the price point you can carry, I would try and go Louisville unless you are going to work in the tertiary markets around Charlotte. 

If that is the case, look into Monroe, Waxhaw, Gasontia, and maybe Sherril's Ford area.
