I would recommend making sure that you understand your financing options as well. That way, you have the tools to make sure that you are best capitalized for whatever market you choose to enter.
Development is definitely its own animal, so make sure you have a solid grasp on the financial side of the process.

I personally love house hacking, as it is a great way to reduce your largest expense, get into a property with some of the best financing vehicles available, and also sharpen your land lording skills.
Haven't tried wholesaling but I know some guys in it, and I definitely wouldn't want to compete with them.

You shouldn't think of raising the rents as a bad thing. You are providing a service. Look at comps, and see if your building/unit/ "Service" is better at that price point. If it is, great! That's a good value and you should feel great about it. If not, make it better than that price point standard.

I have found the best way for me is to go in and organically network. I am not looking for anything in particular except for people interested in RE. Most of my good connections have come from that, and introductions from those first line conversations.
Much less transactional, but more lucrative and fun long term

I think its more of a business and life lesson honestly... become a master of your craft, and everything else becomes much much easier. I feel like too many people ignore the actual hard biz skills, and and instead focus on number of doors or other metrics.
