Duplex all the way. Two angles. One, you now have double the doors, w just one roof. Better for cashflow, and maintenance is still fairly stable.
Second, from a demand perspective if you were to sell... duplexes are the hottest thing that Charlotte doesn't have any of. Househackers/ new investors will always gobble them up, giving you an escape hatch if you ever wanted it.
But don't listen to me, ask some agents what they think!

My suggestion to find #2 & #4 would be to go to the top of this page and click on FIND AN AGENT & FIND A LENDER. There you will be asked your criteria and then after answering a few questions you will be matched with 3-5 agents or loan officers in your area. My suggestion would be to select someone with the most forum posts or most reviews. That way you know they are active in the BP community!
Strongly agree. People who are local, AND active on BP are green flags all the way around

Honestly, you should run the numbers on both. That is a lot of equity in the home, and not a lot of cashflow if I am reading that correctly. Give a loan officer a call and work through your options that way. What is your timeline for moving?
I would guess just based off of the info given that your best bet for wealth building is to go low down payment in NC in a great area (Im down here, if you have any questions shoot me a dm) and hold the NJ property. The name of the game is to get the max amount of appreciation, on the most assets possible.

I like NC just bc I understand it, and there is soo much variation in what you can get into (farm land, city condos/str, beach, mountains, etc). If I had to pick other places, they would be Boston, Savannah, New Orleans, Lake of the Ozarks.
