I have heard of the concept, and I have heard they are popular. Basically storage for small biz. 

I would say vet the market. Call around to a few companies that may need that, and see what they pay/would pay for storage. That will tell you what you need to know!

Honestly, the end goal is up to you. What is it you are searching for? Comfort? Financial freedom? Complete financial security? 

You should figure out what goal you have for yourselves, and then we can help. Otherwise, we are going to superimpose our goals onto yours, and the advice may be WAY off.

Hey Christian, 

I don't think its possible to get a second lien on a property that you SubTo. You are not on the deed, nor the mortgage, and that would throw up all kind of red flags, ESPECIALLY at NavFed. 

Ultimately, if you have a property w a 2.5% rate, chock it up to a win. 

I do think that Doug has a lot of good points above, and I think that the worst thing for the SubTo guys has been the rise in its popularity. All its going to take is one or two very bad, very public deals and then there will be a lot of regulators looking at it very, very hard.

Hey Matt, 

For NonQM, you are going to have to talk to a broker. And even then, you should speak to a few. The Non QM world is vast as far as products and offerings, so you definitely want someone who can help guide you in that space.

I would look to either brokers, or a local CU.
