Love this. How did you finance it? 

Assuming it meets guidelines and is able to get financing...  the less you have to comp to it, the less likely you (or the buyer) is to be able to get financing, or at least favorable financing.

There are a lot of great markets. I think that is the wrong question. The better question is, what type of market can I invest in and use my advantages (location, relationships) to maximize my effectiveness. 

Love it! Yes, always build in some cost overrun into your budget. Shop around on that insurance also.

Demand is growing bc its an offshoot of the Charlotte growth. Its a nice area, prices have doubled or so in the last ten years, but there are still deals to be had. Mooresville and Sherrills Ford both.
