How to use debt as leverage. I dont have money in my pockets but the bank has plenty of money. Any guide on how to make this process smooth

To be a great wholesaler, real estate agent, middle man. I believe you have to understand the mind of an investor, buyer, millionaire, billionaire, etc. You have to understand the buyers interest and everyone’s interest is how much wealth is it going to bring them and the cash flow. Is there ways to better understand the situation without being an investor yourself or is the only way to really understand is through experience

Would like to have conversation with a rental property investors in my area. Would like to know how you got started, what pulled you towards real estate investing, how long did it take you to scale. I’m wanting to jump into the waters but don’t know how to swim. I want to take action because that’s the best i learn. Wanna learn more on how to read the markets.

Drive to learn how to whole sale lease option agreements. Is anyone in hampton roads VA already on this journey?

If so any reference point on how to start. Such as what type of houses to look for and kind of signs to go towards.

I’ve only closed one wholesale deal and i learned that disclosure is everything. Disclose the intent and profit margins and as long as everyone agrees i dont see the problem. Sellers don’t have to sign if they don’t agree to the conclusion of sale

I 100% agree

And i was definetly asked for proof of funds and i definitely don’t have it. At this point of time.

Since I’m still new and haven’t mad any humongous mistakes yet. I figured id step back, still continue to market to HOMEOWNERS and save over the year and then invest in myself. Get a realtors license, brokers license so i can really get a grasps on this real estate language.

@Lydia T. It’s gonna sound foolish because it is but basically i disclosed what i would be doing with the property, bring the information to my investors figure the numbers out and get the best deal we can or close to it and if there’s more than enough profit I’d give her a bonus for her efforts.

Wholesaling with a realtor, can it be profitable and worth it? A lot of YouTube videos say yes but I’m still nervous. Working on a deal right now.
