the maps old and new can be found thru the fema.gov website. and if you own the property already if it is in new flood plain you can contest it. but that may require you have an elevation survey done.

welcome to BP its a great resource. houston is a great area to invest but it is hot right now inventory remains low and the good inventory is snatched up in minutes so you have to get creative with your search and tactics. Don't be willing to make connections as i have found more deals done because of relationships than neccessarily the right number.

its all about risk. but i always want insured workers on my properties.

IF deposits were collected then i would work for an adjustment in price. Other offers mention is a scare tactic. Of course you can choose to just absorb those costs, BUT i wouldn't without atleast trying to get all or some of it out of the sale... but it depends on the deal as well how good of a deal is it, if it falls thru due to this are you missing out on a great opportunity or are their others out there that you can jump on?

Is your name home solution or Sea Breeze home solutions?

The logo emphasizes home solution... if you want people to remember your full name i would make sea breeze bigger as well.

Your last line is hard to read due to the color of it, i would change the color so its easier to read.

Home is already in your name so i would go with less words and say We Provide Solutions.

for me it is due to me living in the area so i know it well. I know what the houses should sell and rent for so it is easier for me to make a quick call on if a house is a deal or not for me. For rentals I like them do to the schools as well. But the knowledge isn't something that has to take living here to do, just do your research of the areas you are looking at and for going rate market prices in Houston have a great tool with HAR.com.

welcome to BP. Houston area is a great one to invest in but it takes work. just do your research and remember the numbers never lie :)

We have in our lease that during last 30 days of lease or during 30 day notice period that access for the landlord or landlords agent must be given as long as 48 hrs notice is given. If access is denied even though 48 hr notice is given there is a $75 charge per denial of entry. I haven't had to enforce it as all tenants are open to showing but should I need to its in the lease.
