Does the property need work? If it needs work, this is not a deal.
I know Maryland has pretty tough laws on wholesaling but there are lots of ways to deal with it. I am specific to Philadelphia, so I only really know our laws up here. [REMOVED] I'm sure you can still double close if needed. As far as the assignment and title search, I dont know why you have to order those right away and most title companies wont charge unless the property closes. You might want to try a different title company

Which local sites do you use and are they sites that give only you the leads? I have looked at a few and I would like ones that only give out to 1 investor. That is why I anticipated a higher cost/lead than the nonexclusive sites.

Looking for a lead generating website that charges under $100/lead for exclusive leads. I want leads that only sell to one investor.
I know it is the best approach, but where are the people (besides Dan Doran) that make a living at it?

I am in a mortgage state so as you know our preforeclosure time can go on for up to 2 years. Has anyone had some good experience with when to approach sellers which is determined by a time frame they are either NOD or NOS?
In the state of new jersey all junior liens are extinguished at the auction. There is a good chance the bid will start at whatever is owed on the first loan.

they are very different. bankruptcy is something many people file while in preforeclosure. preforeclosure is any payment missed on a mortgage. it puts you in a status of default. bankruptcy is used during preforeclosure to prevent any liens and fine holders from pursuing you during this bankruptcy period. bankkruptcy also prevents the preforeclosure. it is like a shield around your financial life. the only bad thing is, there is a flood of collector once bankruptcy is out and you willmost likely end up in foreclosure.
