I have many favorites. "The Complete Guide to Buying and Selling Apartment Buildings" by Steve Berges is a great book. "The Book on Flipping Houses" by J. Scott is another one. For a beginner here on BP, I'd recommend reading both "The Ultimate Beginner's Guide to Real Estate Investing" and "Investing in Real Estate with no (and low) Money Down" by Brandon Turner.

Does anyone have experience in forclosures? What is the best book I can get on investing in these? REO, Pre- or auction. Any knowledge is appreciated.

As you've stated it, your reasoning for going ahead with the first applicant isn't because the second one is a minority so I'm not seeing the discrimination there. That said many of the other posters are right in saying that you should check %100 of your tenants so that all of your bases are covered. Good luck with your business!
