How does everybody address the rising home insurance cost and taxes? I live in Houston Texas and because it's a hurricane city insurance costs have been going up 40 to 50% every year for the past few years. Home appraisals have been going up too making it more and more difficult for the rental properties to cash flow. Just curious to see what expert investors are doing to address this issue. Thank you.

@Robert Masucci house hack but don't understand investing in S&P 500 low index funds which is more passive investing that real estate 

What are you all doing to find a tenant quickly apart from putting it on MLS? After how long do you reduce the rent to try and get a tenant?

 He has not provided any forwarding address so far.

My tenant left without making a payment and upon inspecting the house I found a few damages to the property (like 3 doors need to be replaced ...etc). Should I focus my time in trying to fix the property ASAP and put it in the market? Is it worth the time and money to try and chase the tenant to get him pay for the damages, monthly payment knowing that he did not give me a notice and damaged the property? 

PS: I still have his deposit which I do not think it will cover all the damages.

It is going to be mostly families, but nobody in particular. Just would like to make sure to reduce the number of vacancies.

What’s everyone’s experience with two story single family homes vs one story home in terms of how easy or difficult it is to find a tenant or reselling after holding the property for years? I heard that families with small kids prefer one story homes because of children safety, that is why I am not sure if investing in a two story home is a good option even if it may be a less expensive option.

Who should pay for filters like water filter, fridge filter...etc, is it the tenant or the landlord? Water filters for ROs (reverse osmosis) for example can go up to $400 and some companies will recommend going through one of their technicians to change the filter. Also, most of the time filters need to be replaced every 6 to 12 months.

PS: I am a long distance investor and I am self managing
