This question might be too basic... Excuse me if it is :)

Does this only apply to landlords who own the entire building? What about landlords who own only 1 apartment in a 4- unit building?

I doubt if you'll be able to to get that much rent in Bayonne. However, keep in mind that these areas are up and coming, we're at the top of the business cycle so real estate prices are pretty high, and the NYC metro area rarely let's you make a large profit on rentals. I own in Union City, and don't really pocket much every month. But, I save on rent and am hoping for appreciation in the next 10 years or so. I can give you some more info on Union City if you're interested - I go to some town hall meetings now and then but only own 1 rental property. Feel free to message me.

Hi Maxwell! I just bought a 2 bedroom condo in Union City for 230K and it's about a 10-15 min bus ride to Port Authority (42 st). If you have any questions I'd be glad to answer them, you can PM me :)

Hi @Ivan Shao, so there are a lot of multifamilies in UC but most need renovation. Don't be turned off by how they look, though, they definitely have a lot of potential. I bought a condo because I only had a small amount of money to work with. Also, when considering Hudson County, just be aware of the high taxes in Union City (around 6.5% I think?)

Hi everyone! Kind of bumping this thread although it hasn't been active in a while. Just closed on a 2 bedroom 1 bath in Union City, NJ but closer to 495. I spent quite a while looking in JC heights, it's been a really tough market lately!
