Hey BP, I had a silly question.

So I’m new to this whole real estate business and i just found a abandoned property that I would like to buy.

How would I use direct mail if its abandoned? No one will open/see the letter since no on is living I. The property.?

Or what’s direct mail?

I found the owners but do not have their phone numbers.

What do I do? Where do I mail them a card saying I would like to buy their property?

Do I skip trace? If so, what company do y’all recommend?

So I’m new to this real estate world and I’m having a hard time understanding all these different type of loans!

From what I know about hard money loans is that you have to pay back every single dime within a short time frame? If so, how would someone use this loan for a rental property?
