Hey guys question that's anyone knows some hard money lender that he used and have a good experience with him for flipping with his journey  ty ant recommended welcome 🙏 living in Illinois 

So basically when I will  finish my renovation. I need to send some documents to the CHA office or how it's work exactly that I should get a tenant. I heard that I can put my property in the CHA office in their own listing no?

Guys I have a question I'm know about brrrr I did few in my life I'm trying now to make a strong and trusting cashflow game with a section 8 I investing I'm chicago il area and I want to have yours experience from taking house renovation froce the equity refinance it and rent it just but just for section 8 so my question also to you guys first homes around 50k neeed ro work around 50 60 more I check the arv it's can work after I refinance but the cashflow also from the fmr hud website look in the area I check after my piti I can cashflow around 600$-$900..

how trustable are this deals can be ??  Again I running the numbers again again and again and this is what I can get from section 8 I neeed to mention I'm managing the property also.... ty 

I know a good website for section 8 it's called affordable.com I think you know that also there I can check or filter tennet they have voucher for what I ask for my rent.. so for example if I ask $2500 and they can get it $2000 form the pha the tennet need to come with the rest $500 correct?? So no matter what I need to take care that I have tennet that get most of the amount I'm asking from the pha every months and then I will never have any issues with payment 

I read your post and I must to ask you how he had non payment?? Section 8 don't covered by the government?? I live in chicago and I want to Stat to donit also and now when I read your post I'm little bit concerned about it!! Ty fpr your post I

And i want to know thatcif i change the roof now and fixing the crowl space

That will cost me to do both of the things around 20k

I running the numbers and i can get the arv that i need buy my question when the aprizel coming after we finish to renovation the house with this to major fixing issues that he coulcaite with this 2 major fixing to his numbers for the arv or not ? Want to mention that that house now 2bed 1 bath and i qant to make it 3 bed and 2 bath

If I buy house for investment i run the numbers and everything look good but and its a big but... the house on flood zone from 1-10 he at 9 now let me make it clear its not a lake or something close to it city close to downtown chiago not lake around it very metropolitan area.. but flood zone 9 so i know its can be a big factor when i want to riff after i finish my renove there and want to take my money back 75% i know also the insurance van be factor with the price i can pay every month.. so if some have idea or experience with this subject the house located  oak park Illinois..  ty

Hey guys i have a question about refinancing... i have a deal now 110 k condo i running the number this is a olace with no equity but i cash flow i can get $1800 market rate and  section 8 around $2000

protpey tax 1500 annual 

250 hoa 

snd now depending on the loan 

now my question how can i get my money back and which loan or mortgage to take if i put 20% 20% down??
