Good morning,
Some updates, we did home inspection and the house is not good condition since it was built in 1950 and was not maintained well. It is ready for complete demo. Hence, there is not need to move it and just do the demolition. The options are, demo the lot, split the lot and then sell 2 lots to the builder or build myself. Still need to close on the property because I have already put 18K downpayment and then work with city on split process.

You will probably want to engage an engineer to provide an engineered plan for the lots and attorney who frequently presents variance cases. The engineer should be able to advise on the best lot line outcome, especially if there are physical circumstances to consider, such as wetlands.

I have spoke with engineer yesterday and he also pointed the same suggestions. Aslo, he pointed house is 36.2, which will be o.2 ft over the line considered 7ft setback on each side on the 50ft wide lot if relocate the house. 0.2ft will be just setback violation which can be easy resolved with city. My next step is to get estimate how much it will be to move the house and talk to city.

Do you know how difficult it is to do dimensional variance on the lot? I heard that you would need to get neighborhood approval in addition to the city approval...

I did not talk to Zoning Department yet. It is my next step to take the survey and get their input on my options.

It is RS-50 zone require

  • Minimum Lot Size: 5,000 square feet.
  • Minimum Lot Width: 50 feet.
  • Setback Requirements:

    • Front Yard:
      Minimum of 20 feet.
    • Side Yard: Minimum of 7 feet on each side.
    • Rear Yard: Minimum of 20 feet.
  • Maximum Building Height: 35 feet.
  • Permitted Uses: Primarily single-family detached dwellings.

    To have different lot size need neighborhood approval, I believe...

    Hello Community,

    I am seeking advice on the following real estate situation:

    I’m in the process of purchasing a double lot property (100x100 in an RS-50 zone) that includes a 1,200 sqft wood-frame house and a 640 sqft detached garage. Initially, I thought I could split the lot. However, after receiving the survey results, I discovered that the house is located less than 1 foot over the sublot line (see attached image).

    Here are the options I’m considering:

    1. Rent the current house for market value (~$1,500–1,600/month) and convert the detached garage into an ADU to rent for ~$1,000/month.
    2. Relocate the house to split the lot, then sell the newly created lot (~$100,000) while renting out the existing house.
    3. Relocate the house to split the lot and build a new home on the second lot.
    4. Demolish the current house and garage, split the lot, and build two new homes.

    At this time, I am uncertain about the cost of relocating the house.

    Questions for the community:

    • Has anyone faced a similar situation?
    • What were your solutions, and how did they work out?
    • Do you have insights or advice on the costs and challenges of relocating a house?
