Hello Dennis,

I have lived in valpo my whole life and know of a few people who invest here. As some of the others have said, it is a pricy area right now and I personally don’t think it is worth it unless you buy off market and get creative in your financing ways. I personally invest in La Porte but that is because I work there and i know area well. Michigan city is on my list at some point. Portage, Chesterton, even westville seem interesting to me because of how close they are to the highway that goes to Chicago. Good luck and hope I helped!

@Ivan Barratt I don't have anything down there currently, but I like 2-6 unit type properties. The B asset class is what I would prefer, but I am also interested in C or even doing a BRRR on a C class to bring it to a B.

I am really interested in investing in the Indianapolis market. But the problem is I do not live there so I need some help finding a reliable property management company! Anyone that has any experience or knowledge of some reliable and trustworthy property management companies I would appreciate the help! The ones that seem good from what little research i've done are Red Door Property Management, Real Property Management Indianapolis Metro, and Brick Lane Property Management.

@Steve K. Thank you so much for all the information! Theres so much information that you provided that I'm going to look at when I look at the home. It sounds like you've gone through your own share of older homes and I appreciate all the help.

@Charlie MacPherson Thanks for the info! I never would have thought about looking for cedar posts. I never even knew that they decay like that over time or what to replace them with.

@Louis Collins thank you so much for the advice! I am looking into inspectors who will be very thorough and try and find everything they can. I see it being worth the money if it’s expensive as it could save me thousands!

Should the age of a home worry a real estate investor? Specifically a rental investor? I am looking at obtaining my second rental property and in my area a lot of the homes are old. 60-70 years or even more. Should I stay far away from homes like this? Most of them don’t have any heat Or A/C hook ups. A few of the homes I recently saw were built in 1900 and 1892. What red flags should I be looking for?

I am looking for a handyman in the northwest Indiana region. If anyone has and information on someone who may be interested in doing some work. Basic stuff such as cutting grass, shoveling snow, painting.

So I have no experience at all with being a landlord. The 74k is net revenue and I think of the 11 units 8 are rented out. His number of 74 is with everything rented out. I like the fact that I am able to add two units because that would ideally increase the value. Or at least I think it would. I have my own excel sheet where I take into account the revenue, taxes, insurance, and budgeted expense and it gave me a 12-13% return.
