Quote from @Jonathan Greene:

Business cards are antiquated and all go in the garbage the second someone leaves. Or, if you are lucky, the put the info into your phone. The best thing to do is either have a JPG of a card on your phone and text it to someone, then you are connected. Or use an e-card like Linq which someone can scan and download all of your information. Business cards are just kindle.

That make sense plant based information is a thing of the past for the most part. But what about for the older people that most certainly are not going to respond to you trying to get them scan you QR code. or a stranger at the super market, when you don’t want to be too pushy. Handing some one a card is much less imposing then asking them to put your number in their phone. The e cards are great for colleague but I think for trying to get regular people in like cards.

I'm still in the infancy stages of my REI journey. i've been attending many REI Meet ups and seminars and have been meeting some great people! what I've noticed is a lot people have business cards and so this is why i'm here now. I'm curious what some folks in here business cards look like?, should I open an LLC to lock in my REI company name before I make the cards, is that not necessary?, what exactly should I title my self as since I haven't actually stepped over the threshold officially into REI? I find my self telling every one I speak to friends, family, strangers, cats, dogs, ground hogs... that I'm very interested in REI and if they know anyone that mite be in a place, that mite not be an ideal dwelling I can help them with an easy way out. so I figure its about time to make it more official by giving them a tangible way to remember me by.

I've found great help every time I call out in here. I'm sure this time won't any different. thanks in advance.

Quote from @Michael Doherty:

Hi - This may be a tough sell for you as you no have experience yet. Additionally, I don't see any information on your fix and flip deals that could help secure repayment. I can recommend a hard money lender if you want to DM me. Additionally, if you have an active LLC I know of a bank in CT that will loan up to $50,000 with you as a personal guarantee. They wont ask for income, tax statements etc. if it's $50,000 or under.

hey Michael can you dm me about this bank?

I already own my primary home. Possible i'll do a HELOC in the near future.

i've seen a few 2 families on the MLS In my price range. out bidded on one and the rest were too far gone for the price the sell was asking. but I'm working towards finding off market properties, auctions, whole sellers etc.... if I can find a distressed property thats priced correctly I will try my best to grab the opportunity. I'm hoping to make the right connections here and at meet ups to find what will work for me.

Quote from @Corby Goade:

If you want people to send you deals, you need to post a budget, expected ROI and how you'd finance. No way to make a deal work without knowing that info.

Best of luck!

my budget for acquisition is $150k+in cash. my expected ROI I guess depends on ARV of the property, how much rehab it will need and weather I decide to flip it or hold it.

with a flip scenario I'm pretty well prepared. I have a painting business and my partner has a construction business in nyc and we've already been doing jobs in CT. as for time I have loads of time on my hands and I am pretty handy my self. I do plan on managing my first property myself if it's a buy and hold, and as I accumulated more properties I will be hiring a PM company.

I've been interested in New Haven because theres a bit both B and C-D neighborhood. there are some ghetto parts which like I said I'm fine with I grew up in some rough parts of NYC mid 90's I know how to handle my self in these area. and as long as I'm thorough and diligent with my screening/vetting process in tenant selection, I should be able to find decent people to make my tenants. there is huge working class in New Haven and its seeing slow stead growth.

hey every one on BP I'm back. since the last time i posted, i've been to 4 REI meet ups in various areas on CT. going to my 5th this Saturday. seen a few recurring faces at a couple of them. I'm still absorbing info at a steady pace while trying too build a network. haven't come across any deals that work for me yet but I have been sent a few from a couple people i've met so far. i'm still open to any one that can send me deals in the CT area. i dont have any specific market singled out, but my budget will pull towards then lower classed markets, which I'm fine with. thanks in advance.
