Thanks all for the replies and inputs.

I continue to monitor the tenant as Jennifer has mentioned. Also, first thing came to my thought was he is dealing somethings as Dawn said, but Joe has a point not to jump on the conclusion. I know he has medical marijuana card (legal in Az) (after he moved in). Just another piece of info.

@Gary Hurst I'll wait till lease ends if I could not prove any illegal activities on him.

One of my tenants on one of multi-units, who had trouble paying rent sometimes in the past, lost his job two months back. I called his employer and confirmed that. I know he lived on paycheck to paycheck. The problem is he has been continuing to pay rent and has no pressure to get back to work. Other tenants on the same complex mentioned that there are visitors in and out of his unit. This worries me, as it indicates probably something fishy he has been doing to keep afloat. I would like to get rid of him before something really bad happening to my property. He still has 5 months on the lease. I don't mind to have him breaking the lease, and even give back all of his security deposit. What recourse do I have?

Also, start using a new handyman on very small jobs to get to know him before giving him bigger jobs, or you need to get reference from those who employed him in the past.

If the yard belong to tenant's unit only, I would not enter it without giving him notice plenty of time ahead.

@Richard Vang, as mentioned earlier, call the plumber yourself and get it fixed. Right after hanging off the phone with the plumber, call around for another PM, and then fire your current PM. That's the main reason I am still managing my own properties.

some of non-paying tenants are just testing the water. After got shocked with the 5-day pay or quit notice, they may behave better. I would definitely accept the payment if they decide to pay.

@Brandon Holtzinger that's what I do to all my rentals: a deadbolt and a hallway knob. I never got any complaint from my tenants (yet). To keep it in perspective, my rentals are mostly multi-family units, so may be the tenants are less demanding. Also, I have security door, for each unit (thus two deadbolts and two hallway knobs). This is the only way to guaranty no lock-out.

Yeah, scumbag tenants try to test your landlording skills :-), normally during the first few months. you need to show what you can do, and do not appreciate games. Sending 5-day pay or quit notice is one of the effective ways to stop them from doing it again if it's just a game or drama.

IMO, you should be very thankful that tenant did not get hurt, or the building was not burnt down. Just buy a good used one from Craiglist for $200.
