Gentelmans, whould like to get an advise - house was built on 1955, at the past few years there some major structural work done.

The main bulge/crack has been secured along the long wall at the back of the house.

Is this secured along the wall are designed for a number of years and then will require reinforcement again?  Are infrastructure problems as noted despite where fixed  could affect the property value? discourage buyers  from buying.? Thanks

That said, I am not an expert on analyzing an area for investment strategies yet, but I can tell you that on my street alone, we have had 7 flips in the last 12-18 months. So it seems like a really hot area for flipping. I don't know about rentals, but I would imagine that if you could buy a property for $100k or less that didn't require a lot of work, it might be a good rental prop...

 Thank you , Noelle.

How much you think a 3 bd 2 bath will in a good condition will rent for?

1) For Single familly, there is only one company that will do landlord loans nationwide with decent rates and good underwritting times.

2) For small commercial properties, it is hard as lenders see it as too much work and risk for not enough money. The best bet is to have a local partner with good credit who guarantees the loan

3) For large commercial properties (Loan>$1M) there will be more lenders as it becomes financially interesting for them. They will likely ask for more money down.

Would like to get more information about the first option you mention for single family. Thanks

Also,  if you don't have one already, I would love to recommend a management company to you for your acquisition. I am a third-party contractor for them, so I am a little biased.  They manage for a lot of out-of-state owners as well as out of country owners.

Thank you Adam, We have our management company.

But i will save your data for other properties.
