Francisco Lopez as a beginner! There are no pro's, once you have a nice portfolio then consider it. For now just get liability insurance or umbrella insurance.

Wen Guo is a short sale property, come on didn't anybody read that description of being short sale? Don't even bother, it would takes months for the bank to accept your offer after going back and forth. Trust me the bank won't let it go for $55k, that's there starting price to lure people in the bidding war and then play with there hopes for months just to deny them.

If your an investors and own couple properties and then decide to get you real estate license to have access to the MLS, what does it mean that as an agent you would need to disclose to any buyer and seller that your an agent when selling or purchasing a property for investing purpose? The reason I'm confuse about this subject because I done business with wholesalers and they basically work as agent and I always ask them why don't you get your agent license and they reply because they would need to disclose everything. They weren't bother by the high fees and annually fee to maintain the license but more fear of disclosure. I'm sure a seller doesn't care if your an agent or not buying his property because he wants to get paid, so why is disclosure is consider negative?

Is a great strategy that could give you passive income for years to come but there is one brick wall that most investors have some complication and that's the refinance part. There is so much in detail with refinance that I would advice you to study that part first before thinking of the BRRRR.

FHA and VA loans are not much of a different. VA loan also as that 1% funding fee on closing and 417k limit to spend so you think your saving with the VA loan with no PMI and no money down but your really not in comparison to an FHA loan which is almost the same and not the hard restriction the VA loan includes. I'm a 9 year veteran USMC also, I done my research on this.

$25k wire good credit can get you started investing in class D area next to NYC like NJ newark or Paterson. Don't listen to the negative comments unless they are from NYC themselves. I was stuck in NYC investing with little return but now I'm investing low with high return in NJ. If you know any family members in the construction field then your set.

There is another easy route that requires thick skin, invest in warzone cause you will here many investors don't do it and because of that house in those area cost $10k or less. You have to start from the bottom and then work your way up. That's what I did and it works

Don't be afraid to tackle on class D properties as your first, and then work your way up to the class A, so far it has work for me.

Ray Reed property tax can disturb cash flow but should not be the base of not purchasing a property as a rental. Lucky for me as a USMC veteran I get some tax exempt/credit from both NJ state and NY.
